Client: U-Stor Self Storage (Nitro, WV)

Challenge: Outdoor self-storage facility U-Stor Self Storage in Nitro, WV, was in need of indoor climate controlled self-storage. The existing rental office was centrally located in the facility. This was also to be the location of the new indoor storage facility, rental office and attendant quarters. To avoid disrupting his clients and the existing self-storage business, the owner chose modular construction.
Solution: A mixed-use building was constructed to allow for storage units as well as a single occupancy sleeping quarters, complete with shower and kitchenette. An upgraded HVAC system containing dehumidification was added. Floor loading was increased to accommodate heavy loads, dollies and hand trucks. The building was designed to be set at grade to provide easy access to the building as well as a drive-up payment drop box. Each individual storage unit contains timer switches to eliminate wasted energy. Interior finishes were chosen for their durability, ease of maintenance, and aesthetics.
The exterior consisted of cement board siding with a stone wainscoting at the main entry of the building. The finished product improved the overall appearance of the facility, and turned a once unappealing storage facility into an architecturally pleasing focal point. By choosing modular construction, the client was able to increase ROI, as the approximate time frame for the entire project—design to completion—was only 90 days.
